About the Job
Key Community Development Corporation (“KCDC ) is the equity/investment arm within KeyBank s Community Development Lending & Investment platform (“CDLI ). The KCDC Team Leader manages the Low Income Housing Tax Credit (“LIHTC ) Equity Originations Team. The KCDC Team leader reports to the National Manager of CDLI and is part of the CDLI leadership team. The KCDC Team Leader collaborates and works closely with the CDLI Debt Team, Affordable Perm Mortgage Team, Payments/Deposits Team, and various other lines of business across KeyBank to ensure a collaborative execution of CDLI s fully integrated platform.
The KCDC Team Leader drives community development and equity investment production with a primarily focus on Low Income Housing Tax Credit (“LIHTC ) investments. Profitable revenue, deposit gathering, fee income and contribution margin responsibility thru focused, revenue & mission-based tax credit investments across multiple markets and regions. Works to assure continued Outstanding CRA ratings. Creates a disciplined sales culture and focuses on the development and retention of employees. Collaborates with corporate tax department to keep informed of corporate tax needs related to both federal and state tax needs.
Essential Job Functions
Sales and Service:
Manages the financial performance of the KCDC Sales Team within one or more Regions, delivering community development equity investment contribution margin and revenue growth while meeting or exceeding the CRA responsibilities in the communities served by the Bank.
Drives a high quality profitable portfolio within the CDLI region(s) by developing market area strategies, enhancing sales effectiveness and implementing a disciplined investment sales and credit culture.
Manages revenue & mission focused investment growth utilizing a variant of structured, tax incented and non-tax incented investment opportunities.
Aggressively develops client relationships through direct client calling, community involvement, acts as a catalyst for Key in various markets served and works with Bank leadership to communicate investment activity accomplished in those markets. Works with direct developers of projects as well as national tax credit syndicators.
Proactively identifies issues developing in LMI and affordable housing markets and takes action to avoid adverse impact on the Bank image.
Identifies and keeps sales teams in regular contact with high profile COIs, clients, and Tax Credit syndicators throughout the team s geographies.
Effectively disseminates information to internal/external clients regarding Key s positive impact and influence on the communities served through CDLI s lending and tax credit investments. Seeks to identify team s PR opportunities and high profile project internal and external PR opportunities.
Ensures that products and services are delivered in a quality manner and in accordance with desired service levels.
Provides leadership and guidance to team of Investment RMs and underwriters regarding appropriate client and deal selection as well as appropriate pricing parameters, underwriting criteria, and partnership deal points.
Assures team members effectively participate with CDLI lending teams, Affordable Mortgage Banking, Payments/Deposits Team, and leverage expertise and deliver exceptional client satisfaction.
Partners with Credit Administration, Corporate Tax, KCDC Asset Management, Real Estate Services, and other support partners to maintain investment credit quality goals and minimize tax credit recapture and investment losses.
Acts as a trusted advisor to team s current and future most profitable relationships.
Actively participates in Industry conferences/workshops and promote employee engagement activity, serve on community based boards and committees to represent Key.
Ensures that tax credit investments are closed in compliance with credit approval, required documentation is executed, and tax credit delivery projections are booked accurately.
Manages the KCDC Investment Sales Team:
Drives performance of the investment sales team, provides development plans, monitors progress, provides ongoing recognition for successes and takes action on performance issues.
Coaches and directs the team sales efforts by ensuring consistent sales and underwriting processes.
Provides support for sales and product training programs for KCDC investment RMs & Associates and recommends new training programs to address specific needs.
Selects, hires and coaches for retention of a high quality work force.
Promotes a collaborative “enterprise mindset.
Ensures that the team is informed of new products, pricing model changes, stays abreast of CD industry changes, and maintains industry wide profile.
Bachelors Degree (in related field)
7 to 10 years experience in tax credit investment.
Demonstrated ability to lead through coaching/example, manage and champion a successful sales team.
Experience implementing creative selling and innovative problem solving techniques.
Proven ability to drive a business development effort individually and within a team.
Proven experience and broad understanding of government loan programs for housing development, tax credit investment, and other non-traditional CRA related investment products and programs.
Demonstrated sensitivity to the financial needs of low-to-moderate income individuals/communities and understanding of the tax credit markets.
Demonstrated proficiency in executing against a disciplined sales process within a sales service environment.
Strong knowledge of financial markets.
Strong verbal and written communication skills.
