responsibilities:
Ability to drive construction projects from acquisition thru final QC meeting budgets and timelines
Ability to diplomatically interact with contractors, city-building and zoning officials, architects, and historic preservation representatives to get needed results from these external stakeholders
Ability to read and understand: architectural drawings, budgets, variance reports, surveys, and bids
Work with the city zoning department to obtain administrative variances and ensure projects meet (or can meet) the requirements of city zoning laws.
Work with architects to achieve optimal plans for new construction projects as well as single and multi-family renovations.
Prepare budgets, scopes of work, timelines, and performance reports timely and accurately.
Negotiate contracts with subcontractors that meet budgetary requirements while maintaining a high level of quality and achievement of the initial scope of work.
Manage turnover: approximately 150 turns during June thru August following our process from move out to move in.
Assist with maintenance requests of a rental portfolio, analyzing the most cost-effective and quality approach to the repair or replacement of complicated or costly items.
Perform weekly and as needed property inspections of active renovations.
Participate in weekly construction leadership meetings and address any change orders, challenges, delays, or budget overruns.
Quality Control inspection of all renovation and turn units: both during renovation (pre-sheetrock) and renovation close-out.
