Commonwealth Companies Development Services Senior Manager in Middleton, Wisconsin

Position Summary:

The Development Services Senior Manager (DS-SM) will work closely with the Vice President of DSA to assure all new development projects are successfully completed, closed out and ready for stabilized operations. The DS-SM is a leadership position. This individual will be responsible for managing interdisciplinary teams, working groups and multiple projects. The position?s goals are to: 1) affect the timely and accurate execution of project benchmarks and deadlines; and 2) build capacity of the DSA staff and amongst the Development Group. The DS-SM position requires subject matter expertise to provide analysis, critical thinking, problem solving, task management and personnel training. The position will work collaboratively with all Commonwealth departments as well as with external partners including investors, lenders, housing agencies and consulting professionals.

Essential Functions:

  • Assist the VP-DSA to mentor and train the DSA staff and Associate Developers as needed on many aspects of real estate due diligence and transactions, financial analysis, and LIHTC program requirements;

  • Work closely on various projects throughout a multitude of states with Commonwealth Developers on numerous aspects & phases of projects including but not limited to:

  • Request for Proposal?s (RFP) for site acquisition

  • Grant/State Agency Applications for Low Income Housing Tax Credits (LIHTC) and other soft source applications including Federal Home Loan Bank-Affordable Housing Program (FHLB-AHP), Rental Housing Development HOME, Housing Trust Fund (HTF), etc.

  • Equity/Loan closings ensuring projects close-out on or ahead of schedule;

  • Prepare the post-completion financial conversions/closings in conjunction with agencies, lenders, investors, legal counsel with the assistance of the VP-DSA, SR VP and Regional Developers and other project team members;

  • Manage project timelines;

  • Coordinate due diligence submission;

  • Perform financial analysis;

  • Effectively communicate relevant project information to senior project team members;

  • Maintain insurance requirements during development period.

Qualifications:

  • Bachelor?s degree required;

  • 5-10 years minimum work experience in affordable housing (LIHTC), real estate development; or 8 years work experience in a related field such as commercial lending, housing agency, accounting or paralegal.

  • Leadership or staff management experience;

  • Extremely detail orientated;

  • Strong organizational, communication, interpersonal and writing skills;

  • Strong computer skills with proficiency in Microsoft Office software, including Excel;

  • Self-motivated;

  • Ability to work in a team environment from a remote (non-corporate office) location;

  • Some travel by car and plane to project locations;

  • Knowledge of HUD and/or Low-Income Housing Tax Credit (LIHTC) programs;
