Real Estate & Facilities Transaction Manager

Job Summary:

The Transaction Manager works with brokers in executing lease transactions based on the portfolio plan across multiple business units in an assigned geographic region. This position reports to the Director of Real Estate Planning and Strategy.

Key Responsibilities:

  • Works closely with brokers to negotiate lease terms and conditions.

  • Researches and reviews Real Estate market information to identify relevant. properties and structures lease terms to meet company needs.

  • Reviews RFPs, LOIs, lease proposals and financial analysis.

  • Works with Facilities staff and Project Managers to gather capital and timeline requirements.

  • Manages 50-60 lease transactions on average per year including renewals, new leases, expansions, contractions, and dispositions of vacant offices.

  • Occasional travel required.

  • May perform additional responsibilities as assigned.

Education/Skills/Experience:

  • BA/BS in a related field preferred.

  • Three to five years lease negotiation experience.

  • Working knowledge of Commercial Real estate markets and trends, including typical deal structures and their financial impact on the company (NPV, EBITDA, balance sheet).

  • Working knowledge of lease language including business and legal terms.

  • Ability to understand legal concepts as they relate to leases from a tenant perspective.

  • Strong communication skills with the confidence and ability to work/communicate with senior executives.

  • Understanding of new lease accounting rules a plus.
