RDO Equipment Director of Facilities Management in Fargo, North Dakota

Description

R.D. Offutt Company is currently seeking a Director of Facilities to lead and organize efforts related to general oversight of its domestic dealership locations and company office facilities. This role will direct and oversee all operations of the organization's facilities management function. He/she will develop and implement policies governing facility maintenance and repair, space planning and utilization, and design and construction. The director will oversee scheduled maintenance and as needed repair of buildings, grounds, or associated systems and equipment. This role will also conduct space planning and/or modifies building/equipment layouts in response to changing organizational needs. He/she will solicit proposals and bids, selects architecture firms, engineering firms, and contractors/subcontractors, and negotiates architecture, engineering, and construction contracts for the renovation or construction of facilities.

Specific Duties Include:

  • Assist with the process of acquiring new store locations and related construction projects.

  • In coordination with the Company’s real estate development function represent the Company in land entitlement activities required for new store locations.

  • Develop and administer facility architectural design and engineering standards.

  • Represent the owner/occupant in both new construction and remodeling projects by providing leadership in the hiring of architects and general contractors, obtaining requirements, costing, final plan proposal with budget, permitting, inspection, and punch list follow-up.

  • Research multiple vendors for price, quality, and features of requested equipment.

  • Manage the procurement of Company purchased equipment to comply with construction schedules.

  • Analyze lease contracts, prepares summaries, and ensures compliance to all contracts which includes timely and accurate payment of rent and utilities.

  • Uses independent judgment in significant matters when coordinating and planning for inspections, recommend repairs and improvements for facilities and grounds to maintain healthy and safe environments for team members and customers.

  • In coordination with the Company’s real estate development function represent the Company in day-to-day contacts with contractors, architects and engineers in connection with facility construction and renovation.

  • Negotiate third party leases for non-Company owned dealership facilities.

  • Plan and direct the building services, including custodial, building maintenance and grounds maintenance for the Company’s main office.

  • Develop and administer a preventative maintenance program for the facilities.

  • Work actively with the Risk and Compliance Team to ensure our facilities meet all environmental and safety standards.

  • Uses independent judgment in significant matters when working with General Managers and Leadership to coordinate the short-term and long-range facility improvement plans.

  • Provide oversight and ensure compliance with Company standard on facility repairs and maintenance.

  • Prepare and submit department budget for approval.

  • Other duties as assigned.

  • Follow all safety rules and regulations while performing work assignments and adhere to all policies and procedures as specified in company manuals and as directed in the employee handbook.

  • Conduct self in the presence of customers and community so as to present a professional image of R.D. Offutt Company.

  • Proactively seek and participate in available company-sponsored training, in an effort to develop and advance knowledge base and skill set.

  • Participate in all company/location driven communication efforts, including open book meetings, huddles, department meetings and other related efforts.

  • Maintain a positive and professional working relationship with peers, management, and support resources, with a constant commitment to teamwork and exemplary customer service.

  • Perform all other duties as assigned by management in a professional and efficient manner.

Job Requirements:

  • Preferred candidates will possess a degree in facilities management, engineering, or closely related field.

  • Five years’ experience in the field of facilities/properties management.

  • Project management certification and/or Facilities management certification, preferred.

  • Member of Building Owners and Managers Association International (BOMA) and/or Commercial Real Estate Development Association (NAIOP), preferred.

  • Demonstrates a high level of effective leadership skills.

  • Has experience analyzing problems and developing action plans.

  • Must have positive interpersonal skills to work professionally with teams and have experience establishing effective and collaborative relationships with team members and other stakeholders.

  • Is knowledgeable of principles and practices related to the management of maintenance, custodial, warehouse, and landscape activities.

  • Is knowledgeable of principles and practices related to design, engineering, and construction of commercial buildings.

  • Possesses hands-on experience with HVAC units, electrical, grounds care, buildings, custodial care, carpentry.

  • Has a working knowledge of all applicable OSHA, EPA.

  • Travel 25 - 40%
