Under minimal supervision, the Default & Special Servicing Coordinator II provides support to the Loss Mitigation Department, Default and Special Servicing Department, and Foreclosure Department by accessing and reviewing multiple systems, analyzing documentation and reports and providing feedback and results to managers and supervisors. Other functions will include reviewing account payment histories, foreclosure notes and histories, loss mitigation notes and histories, bankruptcy activities, preparing and distributing letters for specific state required Loss Mitigation breach letter processes, and communication with foreclosure attorneys. The Default & Special Servicing Coordinator II ensures that regulatory requirements, rules, and guidelines, and timelines are adhered to.

While operating within the Bank’s risk appetite, achieves results by consistently identifying, assessing, managing, monitoring, and reporting risks of all types.


  • Conducts loan level reviews for state required Loss Mitigation breach letter process and completes the distribution of these letters for applicable accounts under strict timelines.

  • Conducts loan level reviews of Mortgage and Consumer HELOC and HE Loans with upcoming foreclosure sale dates under strict timelines.

  • Completes Pre-Foreclosure Sale Checklists for Mortgage and Consumer HELOC and HE Loans following extensive loan level research for such items as loss mitigation history, dual tracking history, foreclosure history, complaint history, etc.

  • Completes HAMP Certification for Freddie Mac/Fannie Mae loans 7 to 15 days prior to foreclosure sale or re-projects for subsequent reviews.

  • Reviews associated loans secured by property for which foreclosure sale is scheduled to determine if loss mitigation activity has occurred, is in process, or if the customer needs to be contacted.

  • Utilizes the foreclosure LINCS system to review foreclosure activity and communication between foreclosure attorneys and servicer representatives.

  • Sends and receives communication with the Customer Care team regarding associated accounts found.

  • Communicates results of loan level reviews with foreclosure attorneys confirming Loss Mitigation efforts have been completed prior to foreclosure sale occurring.

  • Ensures data integrity is accurate by conducting loan level reviews in our LoanServ system.

  • Works with reports provided by management or Default Reporting Analyst.

  • Monitors tasks found in the agent's queue and completes these tasks timely and accurately.

  • Accurately reports results of loan level reviews to supervisors or management as necessary.

  • Compares customer data across multiple systems.

  • Performs in depth research on complex payment histories on loans in default.

  • Monitors and responds as appropriate to shared e-mail inbox.

  • Regularly monitors loan level activity once an issue is identified.

  • Makes accurate, timely, and appropriate notes in our LoanServ system.

  • Prioritizes workload and tasks to meet timeline demands.

  • Resolves routine problems, escalating complex issues as needed to management.

  • Develops and maintains a good business relationship with Line of Business partners and foreclosure attorneys.

  • Maintains a secure work environment pursuant to Fifth Third Bank information security requirements.

  • Responds and replies to requests for documentation and system coding.

  • Ensures that all required documentation is made available to management for problem resolution.

  • Communicates with Loss Mitigation Specialists, Foreclosure Analysts, Default Reporting Analysts, and management when necessary to solve problems.

  • Successfully completes assigned projects using business-related applications such as LoanServ, ACE, Monarch, Document Direct, and Excel.

  • Provides support by cross-training as directed by supervisor or manager, as necessary.

  • Performs other duties as assigned.


  • High school diploma or equivalent.

  • Minimum 3 years of Consumer Lending, Collection or office experience.

  • Excellent oral and written communication skills.

  • Strong attention to detail.

  • Good mathematical and analytical skills.

  • Strong knowledge of the keyboard, personal computers, and various software packages including Excel and Word.

  • Working knowledge of collection processes and procedures required.
