By 2025, the company expects to be the country's pre-eminent private developer, owner, and property manager of affordable housing.POSITION SUMMARY:The Senior Estimator's role is to manage a comprehensive bid/estimating process and develop and implement a bid strategy to ensure a successful winning project. The ideal candidate will be committed to supporting, mentoring, coaching, and training others as assigned that are assisting with the bid process. The Primary Projects for this role are new ground-up multi-family wood frame construction and multi-family rehab projects.RESPONSIBILITIES:Setup and manage a database of cost history for use in overall project budgeting and change order price checking.Prepare project budgets based on past cost history and select subcontractor input.Able to budget from schematic drawings and outline scopesSubcontractor selection for solicitation.Prepare accurate quantities surveys for the project.Assign and review working assignments for assigned team members.Establish schedules and review durations with subcontractors/supplies.Establish general conditions estimate with a completed construction schedule.Make calls to Architects/Engineers requesting clarifications or additional information regarding projects currently being worked on. Build relationships.Create a list of clarifications and qualifications to bids.Build subcontractor/supplier relationships through phone conversations and person-to-person contact.Review project documents and identify potential risks and solutions.Review possible advantages through innovation or preferential treatment by subcontractors or suppliers.Attend pre-bid meetings and perform site investigations as assigned.Assemble Total Estimate incorporating all pieces of information for a complete estimate with a Schedule of Values as the summary pageDrive the post-bid Value Engineering process to get projects to budget.Once contract amount is agreed, setup project construction budget from bid utilizing proper cost codingParticipate in initial project Hand-off meetings and Postmortem reviewsParticipate in major vendor bid interviews.Assist Project Managers with a review of project change orders as assigned.Could include a full review of change order or just assisting by providing unit price comparisons.QUALIFICATIONS:1. EducationA bachelor's degree in construction management, engineering, or related field.Or, High School diploma with 10 years construction experience2. Knowledge and ExperienceAt least 5 years experience in construction estimating or 8 years total in construction management/estimating working on stick frame multi-family projects.Thorough knowledge of trade activities through subcontractor or self-performance3.
